What gets inspected
A home inspection is a visual evaluation of the accessible, major systems of a home, performed to Illinois standards of practice. Here is what that covers.

Roof
Covering and shingles, flashing, chimneys, gutters and downspouts, skylights, and other roof penetrations, viewed from the roof surface where safe and from the attic below.
Foundation and structure
Foundation walls, visible framing, floors, walls, and ceilings, including visible signs of movement, cracking, or moisture.
Electrical
Service entrance, main panel and breakers, visible wiring, a representative sample of outlets and switches, grounding, and safety devices such as GFCI protection.
Plumbing
Main supply and shutoff, visible supply, drain, and waste lines, water heater, water pressure and flow, and fixtures.
HVAC
Heating and cooling equipment, visible ductwork, thermostats, filters, ventilation, and flues.
Attic
Insulation, ventilation, vapor barriers, signs of moisture or leaks, and the visible underside of the roof structure.
Safety hazards
Stairways, handrails and guards, smoke and carbon-monoxide detectors where present, garage-door safety, and visible hazards in and around the home.
Property types inspected: condos, single-family homes, townhomes, and multi-unit buildings.
What an inspection is, and is not
An inspection reports the observed condition of the home on the day of the inspection, in the places that are safely and visibly accessible. It is written so you can act on it, with key observations and resources.
It is not an appraisal, not a code-compliance audit, and not a guarantee of the home’s future condition. Illinois sets the standards home inspectors work to under the Home Inspector License Act.
